What’s in your download

Your blank spreadsheet – ready for your own details (Excel and Google Sheets), with a Country setting for the UK, USA, Canada, Australia and New Zealand
A filled-in EXAMPLE copy – the same sheet with a six-property example portfolio, so you can see every tab working
A full PDF user guide – choosing your country, every tab explained, a simple routine, a worked example, the rules where you are (with official sources), troubleshooting and FAQs

Three lenders, six properties and a spreadsheet that never quite adds up. This puts your whole portfolio – values, loans, equity, yield, cash flow and every deal end date – into one file that does the maths for you.

Sound Familiar?

Not sure what your portfolio is really worth after the debt
A fixed rate ending next month that you only noticed by accident
No idea which property is actually dragging your yield down
Rent, mortgages and costs spread across bank apps, emails and notes

That’s not a you problem – it’s a missing-system problem.

One Dashboard for Your Whole Portfolio

The Property Portfolio Tracker works out equity, portfolio LTV (LVR in Australia and New Zealand), rent roll, gross and net yield and monthly cash flow for every property and in total, and lists your next deal end dates with “Remortgage now” and “Start shopping” alerts.

Pick Your Country

One cell on Settings switches the sheet to the UK, USA, Canada, Australia or New Zealand – wording (HOA fees, strata levies, body corporate), currency, typical lending limits, the rental stress test (ICR in the UK, DSCR in the USA) and the tax treatment of interest.

Bonus: See It in Action

Your download includes a fully filled-in example portfolio, so you can see exactly how everything works before adding your own properties.
